Free Consultation
Our process is a collaborative approach between the Designer and the Client. It starts with a questionnaire to determine the project’s details and general requirements. At this stage we capture the basics: project address, type of project (renovation, in-law suite, etc.), and any questions or concerns. With this information, we will schedule a free 30-minute consultation, typically by phone or video call to confirm the project details, scope, and a basic understanding of the Client’s vision for the project. With a mutual understanding of the design requirements in place, Kiydar Residential Design and the Client will enter into an agreement for design services. Kiydar Residential Design services projects located in Ottawa, Ontario and the surrounding area.

On-Site Meeting & Measurements
A pre-design meeting is scheduled at the project address (on-site) to get a better understanding of the existing conditions that will affect the project requirements. During this meeting, details of the project are further discussed. The existing condition of the property is documented, and necessary measurements are taken. Where input from the Client is required – for example, a site survey drawing – Kiydar can provide guidance and support to obtain further information necessary for the design

Preliminary Design
The preliminary design is a set of basic drawings and/or design options that are produced for the Client and Designer to illustrate the overall layout of the spaces. Based on feedback and comments from the Client, the preliminary design will evolve until it is at a stage called design development. The design development stage is where the Client has agreed that the overall spatial layout is generally correct. Once the preliminary design is fully developed, this provides Kiydar reassurance that the design is ready to proceed into the next stage: Technical Design or Working Drawings.

Technical Design
During the Technical Design phase of the process, the design is further developed. Details necessary for the purposes of permit approvals and buildability are incorporated, creating two separate design packages.
Input from engineer sub-consultants and other professionals added at this stage, with their drawings and reports being incorporated into the overall design package. Client selections for equipment (for example, appliances) or interior finishes are often necessary to finalize areas such as kitchen layouts. Kiydar Residential Design provides the service of coordinating all communication and documentation review with the sub-consultant engineers and the Client, ensuring that the information is correct and can be built.
The permit package includes all the necessary documentation required for application of the building permit.
The Technical Design phase includes all necessary information, drawing details, specifications, reports, etc., to enable an accurate construction cost estimate and the start of construction.

Construction Support
Construction happens fast and it can be daunting! Typically, there is a separate agreement between the Client and the Constructor to execute the design. Kiydar Residential Design is available to provide support for larger or technically complex projects, acting as a liaison between the Client and Constructor as a separate service during construction.
Kiydar will conduct site visits on a regular basis, reporting on the progress of the construction to the Client, and including the Contractor in all major deviations from the design encountered.
